Welcome Property Hosts!

If you found us, you likely have a furnished rental property and are looking into how to maximize your mid-term rental stays annually or even seasonally and we are here to help!

We are currently in our soft-launch phase where our focus is to upload inventory and finish optimizing our webpage with all the details that will help elevate your experience with us and the overall Rhoming stay for our Guests.

Our Official launch in the Spring of 2023 will focus on customers and bookings. The overall goal of Rhoming is to be nationwide and we have a strategic plan to achieve this. We will be opening booking availability in phases by state(s). We have 3 states confirmed for Phase One with more state(s) soon to follow. The three confirmed states are North Carolina, South Carolina, and Florida.

There are a variety of factors that will determine when your state opens. One main factor is the inventory available in your state. Therefore, we encourage you to upload your listing(s) as soon as you are able so they can be approved as you wait for your state to open. We will keep all Hosts informed as we continue to move through the launch and when your listing(s) can go live.

Lastly, our Payment Processing Facilitation Solution is in its final stages. While you may see it on your dashboard, it is not yet fully functional until we complete testing. This testing and functionality will open prior to our Official Launch to give you time to set up your account in preparation for your first Rhoming Booking.

Welcome future Rhomers to your new lifestyle! Please explore our site during this pre-launch period as we will continue to update new listings scheduled to become available for booking this Spring. Once we have officially launched, you will need an account to continue the booking process. If you view any properties that catch your eye, add them to your favorites list which will be saved on your account.

Our official launch will be released in multiple phases, with phase one property bookings opening in North Carolina, South Carolina and Florida. Furnished Mid-Term Rental Housing

What is a mid-term rental? A mid term rental is generally defined as furnished housing rented between one month to one year. It falls smack in the middle of short-term vacation rentals and your traditional long-term leases that you have probably signed at one point in your life.

For years, mid-term housing has never really had its own space, forcing people who need this type of housing to choose either a short-term or long-term solution and try to make it fit, both at a high cost to the Guest. The first choice is that they could pay high vacation rental prices with associated hotel taxes and fees and property management fees rolled into their daily rate but not be tied into a long-term commitment. The second choice being that they could sign a long-term lease, have to move their furnishings and pay deposits for utilities at a lower monthly rent but be committed to a place that far exceeds the duration they need or be forced to pay early lease termination fees. Both choices not quite ideal for the mid-term housing customer.

So, who are mid-term housing customers? For many years, mid-term housing has been most associated with traveling professionals such as travel nurses and medical professionals. However, while this still makes up a large percentage of this client base, it has expanded to include a wide variety of people and groups. Contract workers such as military contractors on temporary assignments, consultants, and remote workers or work from home employees are now a large part of the mid-term housing client base. Another group that largely seeks mid-term housing are individuals and families relocating. Families relocating often need a temporary home base when relocating while also shopping for their forever home. Many don’t want to have to move twice when relocating from another city and mid-term housing is a solution to be able to begin work in their new city comfortably while purchasing their new home. Military personnel and their families also fall into this relocation category whether on temporary assignment or making a permanent move to a new base. Another group of potential guests are people who are displaced from their home usually due to fire, flood, or natural disasters like hurricanes and tornadoes. Insurance companies will pay for temporary housing for these individuals until they are able to return to their permanent home. Lastly, there are the seasonal renters who just love spending certain seasons in certain locations of the country. We may have missed a few groups, but I am sure you get the picture here on mid-term housing and the people it serves well.

Rhoming is a veteran owned business and was built to help provide furnished mid-term rental housing solutions to the clients who need them most. It is a solution that provides an ideal partnership between the Property Host and the Guest and meets both of their needs.

Mid-Term Housing is typically priced somewhere between a short-term rental and a long-term rental with a lean toward a short-term rental to account for utilities, lawn maintenance, furnishings, bedding, and other factors. Many Property Hosts could likely receive a higher daily rate renting their property as a short-term rental but there are lots of positives that make switching to a mid-term rental simply put, worth it. For one, the turnover of a mid-term is minimal with average leases of 3-9 months, making your revenue a lot more passive because it requires less “hosting,” less cleanings, and overall, less of your time as a property manager. In exchange, you lower your rates a little and gain immeasurable freedom.

For Guests, mid-term furnished housing allows them the flexibility they need for the time they need at a much more affordable price than a vacation rental but with all the perks of one! While guests should expect to pay a higher rent to account for furnishings, linens, utilities, lawn care and more, Guests receive so much in return. No need to call and set up utilities and pay countless deposits, no need to purchase furniture, no need to move all of your belongings from place to place. Guests are able to bring their families and pets in many cases depending on the property they rent and do not even have to worry about mowing a lawn while they are there but still enjoying the yard. All you need is a suitcase, and you can call your remote home “home” for the time you need.

We have plans to grow our relationships with hospitals, staffing agencies, traveling professional recruiters, military support services, realtors and more to create a network like no other that continuously connects Hosts who offer this mid-term solution to the people that need it.
